Proposed Renaissance Ridge Development Announced

Renaissance Ridge announced this month "the beginning of its Phase One initiative coming in 2021. Renaissance Ridge is designed to be a special place and community where; design matters, the environment matters, and where people matter." See press release. Around 2004, WPOA was involved in a lawsuit against High Country Associates (originally the Wintergreen Development Company) and Nelson County over a decision to allow a 30-acre parcel along Route 151 to be rezoned for mixed-use development and for this property to be added into the Wintergreen Master Plan.

WPOA lost this legal battle, the property was rezoned for mixed-use, and was added to the Wintergreen Master Plan. For almost two decades the property has remained undeveloped. What we know:

  • This property is included in the Wintergreen Master Plan, making it part of Wintergreen, and all properties sold in this development are subject to the General Covenants and the WPOA Covenants. All property sold in this new development is subject to the same assessments collected by WPOA for other Wintergreen property. You can view a copy of the “Supplementary Declaration…” Click Here.

  • This development is zoned for mixed-use, with restrictions included in the Nelson County Resolution mentioned above Click Here.

  • The resolution includes details placing limits on building height, commercial enterprises allowed, density, etc.

  • This property is not inside Stoney Creek. It is located along 151 between the Rodes Farm entrance and the main Stoney Creek entrance. There are no roads leading into the development area from inside the Stoney Creek community. Access is from 151. Click here for a google earth image of the location.

  • A housing market and needs study was conducted as part of this project and future projects in Nelson County. Click Here for a link to the study.

  • Virginia Department of Housing and Community Development announced a $600,000 grant for this development on March 1, saying, "The Renaissance Ridge Phase I project is the new construction of 60 housing units in the Wintergreen community, with 20 workforce housing units targeting families with household incomes less than 80 percent of the AMI. The proposed development has dedicated open space featuring minimal site disturbance and access to several amenities."

What we do not know:

  • We do not have final design concepts, unit design, style of homes/townhomes, amenities included, etc. For a look at a preliminary concept click Here.

  • We do not know the specifics surrounding the housing assistance and who would qualify. Conversations with the developers suggest only a portion of the property (20 out of 60 units in phase 1) would include options for housing assistance, etc.
